These equations are our planning analysis. Agency sources explain legal or supervisory context; they do not validate a property, approve a lender request or supply the fictional rates and prices above. Method version 2026-10-25.1.

  1. Month 1 is the first modeled month. Start is possession/lease start; free base rent begins then. Annual steps occur each 12-month anniversary of start, including the free-rent period. Enter the actual lease economics.
  2. Reimbursements are fixed monthly inputs and begin at possession or paid-rent start according to the selected rule. No collection loss is inferred. TI and commissions are cash outflows below NOI.
  3. Cash requirements are month-end deficits, assuming all receipts are retained. Intramonth payment timing can require more cash. Month-end NOI annualized is a run rate, not proof of stabilization.
  4. The downside holds the modeling horizon fixed. Costs and rent starts beyond it are identified separately. Acquisition, prior renovation, taxes on income and unscheduled capital work are outside this lease-up schedule.
