Trust & method

Follow the source. Understand the limits.

What a source-check date means

It records when the cited source was checked for the stated material. It does not establish agency approval, independent professional review or the legal/financial treatment of your property. Publication and substantive-revision dates are stored with the page, not reset merely by rebuilding the site.

Evidence and examples

Law, agency instructions, lender policies, market observations and our planning analysis are different evidence. Guides link consequential local claims to primary sources and distinguish agency requirements from our analytical methods. Numerical scenarios are labeled hypothetical; no completed borrower transaction or actual return is implied. We do not publish invented ratings, credentials or market data.

Library coverage and local research

All 297 original topic URLs now have decision guides; three additional guides bring the total to 300. Guides share relevant agency explanations while adding topic-specific workflows and evidence questions. Neighborhood and ward pages are parcel-research methods, not supplied rent, price or return datasets. OP narrative pages may retain historical descriptions; current boundaries come from official maps. Case studies are hypothetical calculations, not verified transactions.

Source access limits

Readable agency guidance and statutes support the stated requirements. Dynamic utility and registration portals are entry points; they do not establish a project-specific capacity decision, filing acceptance or approval. Follow source links and confirm current instructions for the actual project. Source review is editorial research, not an attorney, engineer, appraiser or tax professional signing off on a property.

Illustrations

The streetscape and commercial interior were generated with AI and depict imagined architecture. Captions identify them as concepts; they are not project photographs, market evidence or examples of financed work.

Maintenance

Rule/program sources should be rechecked monthly and when relevant changes are announced. Evergreen methods should be reviewed quarterly; tool logic and reference calculations must be rechecked after changes. These are maintenance standards, not a promise that a future scheduled review has already occurred. No recurring automation is enrolled by this release.

Corrections and questions

Use the contact route on Jaken Finance Group’s website (opens external site in a new tab) and identify this website, the guide URL, the disputed statement and the supporting source. Do not include sensitive tenant, identity or financial records in a public message. The linked company handles its own contact process.

Calculator inputs and privacy

Calculations run locally in the browser. Forms do not send values to this server or the financing provider. Saving a scenario is an explicit local JSON download; printing and CSV export are local actions. Inputs are not placed in URLs. This release adds no analytics or third-party input collection. Hosting and external websites may maintain their own request logs or data practices.

Reusing an export

Keep assumption labels, dates and methodology version with the result. Recalculate if the loan, scope, price, timeline or rules change. An old export is a scenario snapshot, not a current quote.
