Project files retain scenarios across the nine workbench models and share a private label. BRRRR and condo models can also share purchase, acquisition, construction and soft-cost inputs. Each model retains its own financing, cash and operating assumptions. A saved tool scenario restores its own values.

Compare future cash with equity available today
Separate hypothetical illustration: sell today for $200,000, with 5% selling charges, $3,000 other costs and $100,000 debt. Alternatively, hold 12 months, spend $5,000 immediately, collect $2,000 monthly rent with no vacancy or growth, pay $500 monthly operating costs and $100 monthly capital work, and sell for $240,000 with 5% selling charges and $3,000 other costs. Debt is 0% over 120 remaining amortization months, maturity after the hold; required return and all entered income-tax cash are zero solely to isolate the arithmetic.
| Decision measure | USD |
|---|---|
| Sell-now net cash | $87,000 |
| 12-month cash after operations and scheduled debt | $6,800 |
| Later net closing cash after $90,000 remaining debt | $135,000 |
| Net hold cash after immediate work | $136,800 |
| Hold advantage at 0% required return | $49,800 |
At a positive required return, later cash is worth less today. Enter actual tax cash and debt terms before interpreting the result. The zero-rate illustration is not a loan offer or tax treatment.
Method, assumptions and DC source boundaries
These equations are our planning analysis. Agency sources explain legal or supervisory context; they do not validate a property, approve a lender request or supply the fictional rates and prices above. Method version 2026-10-25.2.
- This is a forward decision from today, not lifetime project profit. Net cash from selling now is the opportunity cost of holding. Hold value today is the present value of future after-debt cash, less immediate capital work; the advantage subtracts net sale cash available today.
- Rent and operating-expense steps occur at months 13, 25 and subsequent 12-month anniversaries. Other income, monthly capital spending and monthly tax cash remain fixed. Capital spending is assumed consumed, not a held reserve later returned. Verify lawful residential rent and actual commercial lease rights; no increase is automatically permitted.
- Debt is either fixed-rate level P&I over the entered remaining amortization or interest only. A remaining principal balance is paid in cash at contractual maturity when it precedes the sale. If maturity coincides with the modeled closing, principal is paid from closing proceeds. Payments stop when principal is repaid; this model does not assume refinance or extension.
- A sale occurs at the end of the final month after operations and any maturity payoff. Final principal still outstanding is deducted from sale receipts. Seller costs and income-tax cash are explicit inputs; depreciation, recapture, basis, passive losses, 1031 treatment and investor-specific tax rates are not computed. Zero tax defaults are incomplete illustrative assumptions, not tax-free treatment.
- The effective monthly discount rate is (1 + required annual return)^(1/12) − 1. All recurring cash is discounted at month-end; intramonth receipt/payment timing can require extra cash. Break-even future price holds timing, costs, loan terms and entered tax dollars fixed; tax estimates may change at another price.
- The owner-cash requirement captures negative cumulative month-end hold cash and any negative final closing cash, and excludes foregone sell-now proceeds. It is separate from the discounted opportunity-cost comparison. The downside changes rent, immediate work and terminal price while holding duration and existing fixed debt terms constant.
