What this report can tell you
The desk recalculates exactly the inputs stored in your workbench scenario or project file. Each result keeps its own title, private label, units, period, methodology and source-tool link. A broken model is flagged individually while other saved models can still be reviewed.
Profit from a completed flip, cash left after refinance, a hold-versus-sell present value, a rent-roll funding gap and a comparable-sale indication answer different questions. This report preserves those distinctions. It creates no combined deal score, investment recommendation or financing decision.
Review assumptions before comparing
- Check whether private labels describe one project, alternatives or different properties.
- Open each full comparison and input ledger. Reconcile purchase, scope, timing, rent, debt and tax assumptions in the source workbenches.
- Check the model method and any saved analysis date. Recalculation does not refresh evidence or determine whether a rule, quote or market observation is current.
- Resolve missing evidence, incomplete sellouts, unreconciled bids/offers, unknown tax dates and model input errors before relying on a result.
- Save a dated review alongside the original project file and underlying records.
Files and privacy
Files are read into browser memory. This page does not upload them, save them automatically, put inputs in URLs or submit them to a financing provider. Combined CSV retains each model’s own input/result ledger and method limits. Review JSON contains saved model inputs, calculated results and errors; it is not an editable project format. The source JSON copy preserves the original supported project/scenario structure, including any model inputs that need correction.
Only known workbench models and the supported format are accepted. Invalid file structure is rejected; invalid model assumptions are shown as model-specific errors. Empty numeric fields are never replaced with illustrative defaults. Clear the review or leave the page to discard browser-memory state; downloaded copies remain wherever you saved them.
Follow the source methods
Every model card links to its original tool, whose visible methodology and primary-source notes define its scope. Browse all investor tools, open the primary-source directory or read our privacy and editorial method. A successful calculation is not evidence verification, an appraisal, legal/tax advice or lender approval.
